CQS (CPMS) Section 5.16 says that a firm must give clear advice to clients on the lease and any supporting documents, and on the practical and financial implications of that for the client. This includes advice on ground rent. The example paragraph explaining is one of many versions in e-ROT outlining the problems with escalating ground rent. This one assumes a London property but can easily be changed. Although this wording refers to ‘doubling ground rent’ every 25 years it can be adapted based on specific circumstances. The advice refers to lender trends and what options are available to a borrower/buyer client.
